Baffled bus officials are trying to work out why this double decker veered off the road in Julich, Germany, straight into an estate agent's office.

The bus - which also ploughed into the side of a house - was empty on its way back to the depot when it suddenly bumped up onto the pavement, say witnesses.

Engineers fear the property is so badly damaged it may have to be demolished.

"It's lucky their estate agents. They won't have trouble finding themselves somewhere else to go," said one neighbour.

Police say the 58-year-old driver has been treated in hospital.
